Westchester Real Homes Announces Its All New 1812 Modern Farmhouse

South Salem, NY – July 1st, 2019

Westchester Real Homes LLC, a new firm steered by architectural designer Sylvain Côté, is proud to announce the completion of its All New 1812 Modern Farmhouse. Originally built in 1812, this modest 1,752 square-foot timber-framed farmhouse is both a smart home and simultaneously a living testimony of old house building techniques. It combines the best of “marrying architectural design with building science,” showcasing both vintage framing methods and state-of-the-art mechanical systems. Much of the existing wood from the demolition was also reclaimed and re-purposed throughout the house.

In keeping with his philosophy, “If it’s not beautiful, it’s not sustainable,” the house boasts an open floor plan with a deconstructed kitchen, a dining and living area as well as a 3rd master suite/professional office. The home’s antique post-and-beam structure has been revealed and is now permanently exposed, along with the antique hand-hewn timber and extra-wide American chestnut and white oak flooring. An entirely redesigned artisan stone fireplace provides warmth and a central focal design element. The 1st level also includes a full bar, a laundry room/mudroom and 2 bathrooms. The basement level features the original exposed large boulders foundation and a 1,000 bottle-capacity wine cellar. French doors invite southern views of the completely private 3 acres. A deck leads to a spacious stone patio and an outdoor fireplace. The upper level features dual master suites, which according to Architectural Digest, isthe hottest new amenity in luxury homes.”

The All New 1812 Modern Farmhouse is well-situated in the historic hamlet of South Salem, across from a picturesque horse farm. The uniquely restored and renovated Farmhouse follows in the footsteps of Côté’s award-winning Beach House Retrofit Project, which received several awards and accolades, including a Green Builder® Media’s Best Renovation of the Year (2015), earning Energy Star and LEED Platinum certifications along the way. Thanks to his direction, his renovations have been featured in several prominent publications, including The Journal News, Westchester Home Magazine, Hudson Valley, and several others. For over 25 years, Côté has been highly regarded for his talent in balancing exceptional aesthetics with functionality. Perhaps more importantly, Côté’s very top priority is indoor air quality which undeniably translates to the health and comfort of the homeowners.

In June, the project received the 2019 Chrysalis National Award winner in the Residential Historic Renovation category.
